  • Prequalify all prospective buyers to avoid unnecessary inconvenience.

  • Furnish a Net Proceeds Estimate so you'll know what you can expect when you sell your home.
  • Monitor the progress of the purchase agreement and keep you informed on all mortgage, title, and other closing procedures.
  • Provide you with information about RE/MAX's relocation services that are available without cost or obligation.
  • I will provide a Brandon's flyer to you and the entire applicable Brandon's flyer network in Greater Metro Atlanta area, targeting the metro areas surrounding your home in particular. I will do a professional flyer, including photo, text, and other pertinent information on your property.
  • I will secure advertising in the Atlanta Journal/Constitution, and assorted real estate magazines throughout Atlanta. I will provide you with the confirmation lists from the Marketing Department, and the Publications themselves.
  • I will personally photograph your home (not order FMLS/MLS "drive-by" photo). I will, with your permission, also photograph key rooms and features we agree on, for use as Hypertext in my World Wide Web Site (presently receiving over 200 "hits" a day). This will allow end users to follow a written text "tour" of your home, at which key features will be available for them to pull up to consider and view. An agent's reputation and the quality of the real estate agency are two of the most important components involved in selling a home.

Understanding Agency Status

The following questions and answers are provided to assist you in understanding agency status pertaining to prospective buyers electing to be a "customer" or "client".

How is the Customer or Client status established?
A buyer can establish Client status by an expressed agreement with an agent. Unless Client status is elected, the buyer is a Customer.

What is the difference to a prospective buyer in being a "customer", or "client" of RE/MAX?
A buying Customer working with a RE/MAX licensee could expect the licensee to:

  • Provide information about available properties and sources of financing.
  • Deal honestly and forthright.
  • Disclose all material defects in available properties of which the licensee is aware.
  • Perform ministerial acts.
  • Hold in confidence unless permitted otherwise by the Seller in writing, information that might affect the Seller's ability to sell at the best price/terms and use his/her best efforts to act in the interest of the Seller.
A buying Client working with a RE/MAX licensee could expect the the licensee to:
  • Provide information about available properties and sources of financing.
  • Deal honestly and forthright.
  • Disclose all material defects in available properties of which the licensee is aware.
  • Perform ministerial acts.
  • Give notification of when agency changes.
  • Hold in confidence unless permitted otherwise by the Buyer in writing, information that might affect the Buyer's ability to buy at the best price/terms and use his/her best efforts to act in the interest of the Buyer.
What is Dual Agency?
The potential for Dual Agency arises when a buyer Client working with a RE/MAX agent is shown a property listed with RE/MAX. In this case RE/MAX would represent both parties with the full written consent of both clients. As a Dual Agent, the buying Client could expect the licensee to:
  • Provide information about available properties and sources of financing.
  • Deal honestly and forthright.
  • Disclose all material defects in available properties of which the licensee is aware.
  • Give notification of when agency changes.
  • Convey information that does not give advantage to either party, unless written permission is given.
  • Perform ministerial acts.
What is a Transaction Broker?
Occurs when an agent is working with a customer and shows property where subagency (seller representation) is not offered.

If a buying customer elects to be a buyer "client" of RE/MAX, who pays the real estate commission?
Usually the Seller pays the commission to the listing company based on the property listing agreement and through mutual cooperation the listing company compensates the selling company. However, there may be exceptions in which the buyer (client ) may be responsible for the commission.

The above duties of the agent in a real estate transaction do not relieve a Seller or a Buyer from the responsibility to protect their own interests. You should carefully read all agreements to assure that they adequately express your understanding of the transaction. A real estate agent is a person qualified to advise about real estate.
